This reviews policy covers how reviews of Daniel Weber, a Roanoke TX commercial real estate broker with SVN | Trinity Advisors, are requested, published and answered. The short version: only real clients with a real transaction are asked, nobody is paid, every client is asked the same way, and this site itself shows no reviews at all.
Who can review
A review is requested only from a client who signed an engagement with the broker and closed a lease, a sale or a management agreement. Prospects who had a call but did not transact are not asked. Nobody connected to the broker, including staff, family, vendors or other agents, writes or posts a review.
Reviews live on the broker's Google Business Profile, not on this site. Google decides what stays up under its own rules.
No paid, traded or fabricated reviews
No review is bought. No discount, gift card, payment or future favor is offered for a review, and none is offered to remove or change one. No review is written by the broker and posted under a client's name.
This follows the Federal Trade Commission rule on consumer reviews and testimonials, 16 CFR Part 465. That rule bans fake reviews, reviews bought with compensation that is tied to the review's sentiment, and reviews from insiders who do not disclose the connection.
Every client is asked, not only happy ones
Choosing to ask only clients who seem pleased is review gating. Google's content policy for user contributions prohibits it, and the FTC rule treats it as review suppression. The broker asks every closed client with the same message, at the same point after closing. The client decides whether to post, and what to say.
What this site shows
Nothing. This site does not display reviews, ratings, stars, excerpts or testimonials, and it does not add review or aggregate-rating markup to any page. If that changes, this page changes first, and only reviews already public on Google would be quoted, with the client's written consent.
How the broker responds
The target is a reply to each review within 2 business days of it appearing. That window is set by the broker and may change. The window stated on this page is the current one.
Replies are short and factual. A reply never discloses deal terms, pricing, the other party or any detail the client did not already make public. A negative review gets the same courtesy as a positive one: a thank you for the feedback, a plain statement of what the broker will do about it, and an invitation to continue by phone or email.
Client consent and confidentiality
A client's name, company, property address and deal terms are confidential unless the client has put them in a public review or given written consent. The broker does not reply to a review with facts about the engagement that the reviewer did not raise. The broker does not post a client's review anywhere else without written consent.
How to dispute or report a review
If you believe a review is not from a real client, or breaks Google's policy, email daniel.weber@svn.com with the review link and the reason. The broker checks the reviewer against closed files. If no transaction exists, the broker reports the review to Google through the report option on the review. Anyone can also report a review to Google directly.
If you are the reviewer and want to change or remove your review, you do that in your own Google account. The broker will not ask you to.
Texas advertising rules
Daniel Weber holds Texas license 828133, issued by the Texas Real Estate Commission. Under 22 TAC 535.155, each advertisement by a license holder must include the name of the broker as licensed or registered with TREC. Under 22 TAC 531.20, a completed Information About Brokerage Services notice must be linked in a readily noticeable place on the homepage of each business website.
Both appear in the footer of every page here: the broker name and license number, the sponsoring broker named on the IABS form, the Information About Brokerage Services (IABS) form and the TREC Consumer Protection Notice.
